Home sales in South Central Kansas fell by 1.5% in October compared to the prior year. Sales in October 2024 totaled 786 units, down from 798 in 2023.

Among existing homes, 707 units sold in October, a decrease of 2.9% from 728 units that sold in 2023. The average sale price of existing homes was $244,115. This represents an increase of 13.7% from the October 2023 average price of $214,679.

For new construction, 79 sales occurred in October, up from 70 units the prior year, an increase of 12.9%. The average sale price of new homes in October was $412,728, up 2.8% from the same period last year.

A total of 810 contracts for sale were written in October 2024, up from 697 in October 2023. This is an increase of 16.2%. Contracts written during the month reflect, in part, sales that are set to close in the near future.

The inventory of active listings in South Central Kansas stood at 2,057 units at the end of October, which is up from 1,578 homes that were on the market at the end of October last year. At the current rate of sales, this figure represents 2.7 months' supply of homes on the market.
